Lake access — Arbour Lake's edge

Arbour Lake's defining feature is its 10-acre community lake with year-round resident access (HOA fee paid with property taxes), beach club, swimming, ice skating, and fishing. Tuscany has no community lake. For families who want lake-as-amenity within an established NW community, Arbour Lake is one of only a handful of options. The lake premium is real and shows up in pricing.

LRT access — both have stations

Both communities have LRT stations on the Red Line. Tuscany Station opened in 2014 and is the line's NW terminus, with a park-and-ride lot. Crowfoot Station serves Arbour Lake (and Citadel) and has been operational since 2009. Both communities offer rail access to downtown (typically 25-30 minutes by LRT). For LRT-dependent commuters, both work; the choice often comes down to which station is closer to your specific home.

Schools

Tuscany has Twelve Mile Coulee School (CBE K-9) within community, plus St. Basil (CCSD K-9) and Tuscany School. Arbour Lake feeds into Arbour Lake School (CBE K-6), Robert Thirsk High School (CBE) for senior years, and Catholic students attend St. Ambrose (CCSD) and St. Francis. Commute beyond LRT

Both communities use Crowchild Trail / Stoney Trail for downtown commutes — figure 22-28 minutes peak by car. Foothills Hospital area and University of Calgary are 12-18 minutes via Crowchild. For NW workers (UofC, Foothills, Children's Hospital), both communities are well-positioned with similar drive times.

Retail and amenities

Both share Crowfoot Crossing as the main retail anchor — Walmart, Sobeys, Cineplex, restaurants, Crowfoot YMCA. Tuscany has its own Tuscany Market retail strip plus Tuscany Club (community amenity centre with gym and meeting rooms). Arbour Lake has the lake club plus access to Crowfoot. Day-to-day retail and amenity profiles are essentially equivalent.

Lot sizes and housing styles

Tuscany has a wider variety of lot sizes from standard 30-40 ft frontages to estate-style 50-80 ft lots on the western ridge. Arbour Lake's lots are mostly 30-45 ft frontage typical of mid-1990s master-plans. Tuscany's western edge has more dramatic foothills views; Arbour Lake's lakefront and lake-adjacent homes have the lake amenity instead.

Established trees and streetscape

Both communities are 25-30 years old and have well-developed urban tree canopy, mature streets, and settled neighbourhood character. Tuscany's western ridge sections feel more elevated and view-oriented; Arbour Lake feels more lake-anchored with the community oriented around the water.
