Kincora vs Nolan Hill

Kincora and Nolan Hill are two of NW Calgary's mid-2010s family communities — both sit in the Symons Valley corridor north of Stoney Trail, both opened around 2010-2014, and both compete for the same NW family buyer. The pairing is an everyday choice for buyers shopping outer-NW Calgary new construction (now mostly resale).

Vintage and build-out

Both communities are essentially built out as of 2026 with streetscape now starting to mature. Kincora's earliest phases opened around 2007-2008 and built out through 2015. Nolan Hill opened around 2012 and built out by the early 2020s. Kincora is slightly older; Nolan Hill is slightly newer. Both are in the 'recently established' tier of NW Calgary.

Pricing comparison

Kincora detached typically $580K-$900K, with most product around $650K-$780K. Nolan Hill detached typically $610K-$950K, with concentration around $680K-$820K. Nolan Hill trades at a small premium because of its slightly newer construction and somewhat larger average lot size in some phases. Both are in the affordable-NW family tier.

Schools

Kincora and Nolan Hill share school catchments with surrounding NW communities. CBE schools in the area include Hidden Valley School (K-4) and surrounding K-9 feeders, with Robert Thirsk High School (CBE) for senior years. Catholic students attend St. Jean Brebeuf (CCSD K-9) and St. Mary's University Senior High (CCSD). Neither community has a dedicated in-community school today; busing or short drives to surrounding schools is the norm.

Retail and amenities

Both communities use Beacon Hill Centre (Walmart, Costco, Home Depot — 5-10 minutes south) and Sage Hill Crossing (Walmart, Save-On — 5-10 minutes east) as primary retail anchors. Neither has its own community-core retail mainstreet. Daily-needs retail is well-served from both.

Commute

Both use Stoney Trail and Sarcee Trail / Shaganappi Trail for downtown commutes. Figure 25-32 minutes peak. Foothills Hospital area and University of Calgary are 18-22 minutes. The two communities are essentially equidistant on commute patterns; the small geographic difference doesn't show up in drive time.

Lot sizes and housing

Nolan Hill has slightly larger average lots, particularly in its eastern phases where some 40-50 ft frontages exist. Kincora's lots are mostly 30-40 ft frontage. Both communities have townhome and laned product alongside detached. Builder mix is similar — Excel, Brookfield, Mattamy, Trico, Sterling — with overlapping home plans.

Pathways and parks

Both are integrated into the Symons Valley Ravine pathway system, with internal community parks and pond features. Nolan Hill has a slightly more dramatic terrain with some elevated views in eastern sections; Kincora is flatter. For walking and cycling, both offer good integrated trails.

Community feel

Kincora has a slightly more established feel because of its earlier start; the trees are slightly more mature and resale activity is higher. Nolan Hill has a slightly newer feel with some final-phase completions still occurring. Both attract the same general second-time-buyer family demographic.

Who each community fits best

Both fit the same general buyer — NW family, mid-market budget, school-age kids, second-time buyers stepping up from a starter home. The decision usually comes down to which specific home and lot is available rather than community-level differences. Nolan Hill leans slightly more recently-built; Kincora leans slightly more established.
