Vintage and construction status

Sage Hill is a finished community — all phases built out, full streetscape mature, retail core operational at Sage Hill Crossing. Glacier Ridge is brand new — still actively building, dust and trucks are part of daily life, and the community is years away from full streetscape maturity. For buyers who want move-in-ready streets, Sage Hill. For first-buyers in a new build, Glacier Ridge.

Pricing comparison

Sage Hill detached now $620K-$1.0M with most product around $700K-$850K. Glacier Ridge new builds typically $550K-$850K, with the mid-range around $620K-$750K. Glacier Ridge is the cheaper entry point because it's a new community priced to attract first-time buyers. Sage Hill resale carries the maturity premium.

Schools

Sage Hill feeds into Sage Hill School (CBE K-4) within the community, plus St. Jean Brebeuf (CCSD) and feeder schools. High school catchment routes to Robert Thirsk High School (CBE) and St. Mary's University Senior High (CCSD). Sage Hill Crossing on Symons Valley Parkway is the main retail anchor — Walmart, Save-On Foods, Shoppers, banks, restaurants, and CrossIron Mills 10 minutes north. Glacier Ridge residents currently rely on Sage Hill Crossing or Beacon Hill / Royal Oak retail (5-10 minutes south). Glacier Ridge's own commercial core is in the planning stage.

Commute

Both use Stoney Trail and Sarcee Trail / Shaganappi Trail for commutes to downtown. Figure 25-32 minutes peak from Sage Hill, 28-35 from Glacier Ridge depending on which gate. Both are close to Foothills hospitals and the University of Calgary (15-20 minutes via Shaganappi). Foothills Hospital area (Bow Trail / 16 Ave) is well-served from either community.

Lot sizes and housing styles

Sage Hill's lots are mostly 30-40 ft frontage typical of post-2010 master-planned construction. Glacier Ridge offers some larger lots (40-50 ft) in select phases as part of the master-developer's strategy to attract move-up buyers, plus an estate section. Builders in both communities lean to two-storey 2,000-2,800 sq ft as the dominant product.

Pathways and parks

Sage Hill is integrated into the regional pathway system and has mature interior parks now well-treed. Glacier Ridge has new parks but the trees are saplings; pathway integration is improving as later phases connect. Symons Valley Ravine Park is shared across both communities and provides natural-area pathway connection.

Who each community fits best

Sage Hill fits move-in-ready buyers wanting an established NW community with mature trees, full retail, and zero ongoing construction. Glacier Ridge fits new-construction buyers (first-time buyers, builders' showcase home buyers, customization buyers) who want lower entry pricing and don't mind the 5-10 year maturation period.
