Calgary Community Comparison
Cornerstone vs Skyview Ranch
Cornerstone and Skyview Ranch are NE Calgary's two flagship newest communities — both north of Stoney Trail in the developing far-NE quadrant. Skyview Ranch opened around 2007 and is well into build-out. Cornerstone opened around 2017 and is still actively building. Both are popular with newcomer families, healthcare workers at Peter Lougheed, and Foothills Industrial commuters. The pairing is a vintage and build-status comparison within the same general buyer profile.

Build status
Skyview Ranch is largely complete as of 2026 with final phases finishing up. Cornerstone is still actively building and will continue through the late 2020s. Skyview Ranch's streetscapes are maturing; Cornerstone's are still settling in. For move-in-ready inventory, Skyview Ranch has the larger resale pool.
Pricing comparison
Skyview Ranch detached typically $530K-$800K with most product around $580K-$700K; townhomes from $360K. Cornerstone detached $510K-$760K, townhomes from $340K. Cornerstone runs slightly cheaper because of newer-build pricing and ongoing development. Both are in the affordable-NE tier — relative to SW or NW comparables, both offer better dollar-per-square-foot.
Schools
Skyview Ranch has its own school site and feeds Nelson Mandela High School (CBE) shared with Saddle Ridge / Taradale. Catholic students attend St. Helena (CCSD) middle school. Cornerstone is still in 'busing to surrounding schools' phase with future on-site schools planned. CBE and CCSD options for the NE quadrant are concentrated in Saddle Ridge, Taradale, and Coral Springs.
Demographics and community feel
Both communities are heavily newcomer-family oriented with a strong South Asian population and active community programming aligned with that demographic. Cornerstone has a slightly newer demographic mix (more first-time buyers; Skyview has more established second-time families). Both have visible cultural community centres and grocery options reflecting the demographic.
Retail and grocery
Skyview Ranch has Skyview Landing retail with Save-On Foods, Tim Hortons, restaurants. Cornerstone is still developing its commercial core; residents currently use Skyview, Saddletowne, or Country Hills Crossing for retail. Major destinations include CrossIron Mills (15 min north) and Sunridge Mall (10 min south). South Asian grocery and restaurants are abundant in both communities.
Commute and transit
Both use Stoney Trail NE / 64 Ave NE / Country Hills Boulevard for commutes. Downtown is typically 30-40 minutes peak via Deerfoot. Saddletowne LRT (Blue Line) is 5-7 minutes south of both communities, providing rail access downtown. For airport, Foothills Industrial, or CrossIron Mills work, both are very well-positioned (15-20 minutes).
Mosques, temples, and faith centres
The NE quadrant has Calgary's strongest concentration of multi-faith centres — mosques, gurdwaras, mandirs, and churches — many within 5-10 minutes of either community. For families prioritising proximity to a specific faith centre, both Cornerstone and Skyview Ranch offer the same broad access; the slight differences come down to which specific centre is nearest.
Who each community fits best
Skyview Ranch fits buyers who want a more established NE community with operational schools, retail, and a fully built streetscape. Cornerstone fits first-time buyers and new-construction buyers who want lower entry pricing and don't mind ongoing build-out. Both work especially well for newcomer families and NE-employed commuters.
