Inside Brentwood
Few Northwest Calgary neighbourhoods carry Brentwood's pedigree β the first houses went up in the early 1960s, and six decades later the community still draws steady demand thanks to its walk to the University of Calgary, Foothills Hospital, and the Brentwood LRT station. That long history shows in the streetscape, giving Brentwood a settled character newer NW subdivisions simply haven't had time to develop.
The housing stock leans heavily toward original mid-century bungalows and split-levels on standard-sized lots, though an increasing number of tear-downs on the best streets are giving way to modern infill detached homes. Near the LRT, a cluster of walk-up condos and townhomes brings in younger buyers and renters alongside what is otherwise a family-heavy community.
On the school side, Brentwood School (CBE) covers K-6 and Sir Winston Churchill High School takes over for public grades 10-12. Commuting is just as easy: the University of Calgary is a 5-minute drive (roughly 8 minutes on foot from the community's eastern streets), Foothills Medical Centre sits nearly as close, and the Brentwood LRT station gets you downtown in about 15 minutes by train.
Budget-wise, expect $475K for an original bungalow up to roughly $950K for a modern infill, and north of $1.1M for the largest custom builds on the premium streets. The typical buyer here is a mature family with kids tied to U of C life, a faculty member or hospital employee, or someone downsizing out of a bigger NW home. Day-to-day shopping and services run through Northland Village Mall and the Brentwood retail strip. For a sense of the surrounding market, see how it stacks up against Varsity, Dalhousie, and Charleswood.
