Calgary new-build buyers should understand a few realities specific to new construction:

  1. Builder reputation matters. Major Calgary new-construction firms include Brookfield, Jayman, Cardel, Cedarglen, Sterling, Truman, Mattamy, Excel, and Morrison. Resale values vary meaningfully by builder; well-regarded builders typically command 5-10% resale premiums versus less-known builders.
  2. The "show home premium" is real. Builder show homes typically include $50K-$150K of upgrades (designer finishes, premium flooring, kitchen upgrades, landscaping). Standard-spec homes deliver baseline finishes; understand exactly what's included before signing.
  3. Closing dates can shift. Calgary new construction frequently closes 2-4 months later than initial estimates. Plan for delays, especially during winter months when concrete and exterior work is constrained by weather.
  4. Alberta New Home Warranty. All new Calgary homes are covered by Alberta's mandatory new home warranty — 1 year materials/labour, 2 years systems, 5 years building envelope, 10 years structural. Specific coverage details vary by warranty provider.
  5. Schools and amenities are typically not yet built. Newest communities often have school sites planned but not yet operational. Plan for potential bus rides to nearby schools while on-community schools are constructed. Commercial nodes typically come online 3-7 years after first residential occupancy.
