Metchosin is one of the very few rural municipalities in Canada that sits within 30 minutes of a provincial capital city while retaining genuine agricultural and equestrian land use. Its boundary with East Sooke Regional Park to the west, Witty's Lagoon Regional Park to the south and the Strait of Juan de Fuca shoreline ensures that Metchosin's rural character cannot be urbanized on its flanks. That permanent green boundary is what makes Metchosin acreages irreplaceable.

Metchosin acreages range from approximately 2 to 20 acres, with the most common luxury parcels sitting in the 5 to 10-acre range. Larger blocks of 15 acres or more do occasionally come to market, typically when farming families sell legacy properties. The Agricultural Land Reserve designations on many Metchosin parcels affect what can be built, but also protect the rural character of the area in perpetuity.

Metchosin is one of Vancouver Island's premier equestrian communities. The municipality's zoning explicitly accommodates horses, hobby farms, poultry and various small livestock on appropriately sized parcels. The area supports a network of equestrian trails, and several properties have established barns, paddocks, arenas and pastures already in place. It is one of the last genuinely horse-friendly communities within commuting distance of Victoria.

Rocky Point is Metchosin's southern oceanfront zone — properties here front directly onto the Strait of Juan de Fuca with views across to the Olympic Peninsula in Washington State. It is one of the most dramatic coastal addresses in the Victoria region: exposed to the open strait rather than the protected inlet waters, with the raw Pacific character that Saanich Inlet properties don't offer. Rocky Point properties are among the rarest in the Metchosin market.

Metchosin Village is approximately 25 to 35 minutes from downtown Victoria depending on which part of Metchosin — the eastern Happy Valley area is closer to 20 minutes while the far western Rocky Point area is closer to 40 minutes. The communities of Langford and Colwood, which border Metchosin to the east, provide suburban amenities including grocery stores, schools and medical facilities within a 10-minute drive of most Metchosin properties.
