Mahogany and Arbour Lake are Calgary's only major SE-vs-NW lake comparison. Mahogany has the city's largest residential lake (63 acres) and a luxury-leaning amenity package; Arbour Lake is the only NW lake community in Calgary, with a much smaller 10-acre lake but unbeatable mountain proximity and Crowfoot LRT access.

Mahogany's 63-acre lake is the largest in Calgary, with two beach clubs, a wetland integration and constantly active programming. Arbour Lake's lake is 10 acres - about a sixth the size - but still a real swimmable, ice-skateable, residents-only lake with a beach club. Mahogany is in its own scale category; Arbour Lake's value is largely about scarcity (the only NW lake).
Mahogany is 2008 onward and still building - newer two-storeys, walk-outs, and Westman Village condos. Arbour Lake opened in 1988 and built out through the 1990s and early 2000s - about 20 years older than Mahogany. Arbour Lake homes have mature landscaping; Mahogany homes have modern energy specs.
Mahogany detached typically runs $700K-$2M+. Arbour Lake detached runs $600K-$900K. The gap is real - Arbour Lake is meaningfully more affordable, partly because of vintage and partly because the lake itself is smaller. Mahogany's executive and lakefront pricing climbs into territory Arbour Lake does not reach.
Mahogany families use Mahogany School (CBE K-6) and Centennial High School (CBE). Arbour Lake has one of the cleaner K-12 paths in the NW: Arbour Lake School (CBE K-9) and Robert Thirsk High School (CBE) - Arbour Lake School is a true K-9 within community, plus the well-regarded Robert Thirsk High.
Mahogany has Westman Village, Mahogany Village Market and an aggressive amenity programming calendar. Arbour Lake is anchored by Crowfoot Crossing - the largest retail node in NW Calgary, with Cineplex, Co-op, dozens of restaurants and the Crowfoot LRT station. Different vibes, both heavily amenitied.
Mahogany relies on Stoney Trail and Deerfoot - downtown is 28-32 minutes peak. Arbour Lake has the Crowfoot LRT at the community's edge and Crowchild Trail for cars - downtown is 22-28 minutes by car or about 35 minutes by LRT. For LRT-oriented commuters and U of C employees, Arbour Lake is a clear winner.
Mahogany is 5-8 minutes to South Health Campus. Arbour Lake is closest to Foothills Medical Centre and Alberta Children's Hospital. Different hospitals serving different quadrants - both well-served.
This is Arbour Lake's strongest non-school advantage. Trans-Canada Highway access from the NW puts you 15-25 minutes closer to Banff, Canmore and the Rockies on every drive. For ski-and-hike-oriented families, that adds up to dozens of hours saved every year. Mahogany has no equivalent benefit on mountain proximity.
Mahogany fits buyers wanting the biggest lake, newest construction, luxury options and an SE address near the South Health Campus. Arbour Lake fits NW-anchored families, U of C employees, mountain-weekend warriors, and buyers wanting a lake plus LRT access at a more affordable price band.
Mahogany = biggest lake, biggest amenity push, biggest price, SE quadrant. Arbour Lake = smallest lake, established build, friendlier price, NW quadrant, mountain access, LRT. Quadrant preference usually determines the winner.
