Tucked between the downtown core and the Bow River, Downtown West End is Calgary’s western downtown residential pocket, where high-rise condo towers and walk-up apartments make up most of the housing stock. On its western flank, the community borders Sunalta, and the Sunalta LRT station keeps that connection convenient.
Most of the building stock here went up as mid-rise and high-rise condos between the 1990s and the 2020s, joined by walk-up apartments and a handful of converted heritage buildings. Towers closest to the river fetch noticeably higher resale prices thanks to their skyline and river views.
Grades 10 through 12 fall under Western Canada High School (CBE). A 10-minute walk gets residents to Prince’s Island Park, the Bow River pathway, the Peace Bridge, and the shops and restaurants of Eau Claire, while the Downtown West / Kerby LRT station covers daily transit needs.
Condos start around $325K and climb past $1M for premium units, with the biggest river-facing penthouses occasionally topping $1.5M. Buyers here are mostly young professionals, people working downtown, empty-nester executives, and a fair number of out-of-town executives who keep a Calgary pied-à-terre. Worth comparing against Eau Claire, Beltline, and Sunnyside.
