Living in Copperfield
Copperfield is wedged neatly between McKenzie Towne and New Brighton, a location that explains much of its appeal: a short trip to High Street, an easy walk to the New Brighton Clubhouse, and Stoney Trail SE right at the edge of the community. Most of the development here dates to the mid-2000s, so the homes are newer than McKenzie Lake's yet more settled than what you'll find in Walden or Legacy.
The housing stock leans heavily toward detached two-storey homes on standard-sized lots, complemented by a good number of paired homes and townhomes clustered near the community's commercial pockets. Jayman, Cardel, and Morrison built most of it — names that continue to hold their value reasonably well when it comes time to resell. Families within the community are served by Copperfield School (CBE), covering grades K-4.
Catholic families have St. Isabella School (CCSD), which opened just next door in Cranston, with All Saints High handling grades 10-12, while public system students move on to Centennial for high school. Day-to-day errands are easy, too — the 130 Avenue SE retail strip, home to Walmart, Co-op, Save-On, and a row of restaurants, is only a two-minute drive away, and South Health Campus is roughly 10 minutes out.
Resale prices generally land between $440K and $725K, though the bigger estate homes can push past $800K. The buyer pool here skews heavily toward families with school-age kids, alongside a smaller but growing group of downsizers leaving larger McKenzie Lake homes who still want to stay close by. Weighing your options in the southeast? It is worth also looking at McKenzie Towne, New Brighton, and Cranston.
