Among northwest Calgary's inner-city neighbourhoods, Capitol Hill has proven a reliably consistent one. It took shape in the 1950s on the rise between SAIT and Confederation Park, and infill construction over the past 15 years has been steadily reworking its streets ever since. Boundaries run from 14 Street NW to 19 Street NW, with 16 Avenue NW — the Trans-Canada Highway — forming the southern edge.
The housing stock reflects that layered history: original 1950s bungalows many families have never sold, mid-century split-levels, and an ongoing wave of modern detached infill going up where older homes come down. A cluster of walk-up apartments near SAIT along the southern edge brings students and renters into what is, at its core, a family-centred community.
School-age families are drawn largely by the public catchment: Capitol Hill School (CBE) handles K-6 right in the community, and William Aberhart High School picks up grades 10-12 from there. SAIT Polytechnic borders the community to the south (about a 5-minute walk), Confederation Park lies just north, and the 14 Street NW LRT stop puts downtown within a 12-minute ride.
Budget for anywhere from $475K for an original bungalow up to $1.1M for new infill construction, and expect the premium custom builds on the best streets to push past $1.3M. Most buyers fall into one of three camps: young professional couples landing their first detached home, investors targeting infill potential, and longtime owners who've stayed put since the neighbourhood was new. If you're house-hunting the inner NW, it's worth also looking at Tuxedo Park, Rosedale, and Cambrian Heights.
