Inside Britannia
Few Calgary addresses carry as much prestige as Britannia, laid out in the 1950s along the southern edge of the Glenmore Reservoir. Mature trees and oversized lots still define the streetscape, even as more of the original mid-century houses give way to substantial custom-built homes. At the neighbourhood's heart sits Britannia Plaza, the small commercial node at Elbow Drive and 49 Avenue SW that functions as the community's social hub.
The housing stock leans overwhelmingly toward large detached estate properties — a mix of 1950s and 1960s originals still owned by long-time families alongside newer custom construction. Fronts of 70 to 80 feet are typical, and a good number of properties back directly onto Britannia Plaza's walking loop or the Elbow River pathway network. Where the lot slopes allow it, walkout basements are a common feature.
Public school catchment runs through Elboya School (CBE) for kindergarten to grade 9, then Western Canada High School (CBE) for grades 10 through 12. Daily errands are easily handled on foot thanks to Britannia Plaza's Sunterra Market, restaurants, and small shops. The Glenmore Reservoir forms the neighbourhood's southern edge, opening up pathway routes and sailing access, while Chinook Centre is just a 3-minute drive away.
Expect a price range of roughly $1.5M to $3.5M or more, with the biggest custom homes and best-view lots occasionally topping $5M. Most buyers here are well-established Calgary families, multigenerational households, and executives relocating from out of town. Resale inventory stays notoriously scarce, since many properties trade hands quietly through personal networks rather than the open market. Worth comparing against Mount Royal, Elbow Park, and Bel-Aire.
