Inside Beltline

Bounded by the railway tracks to the north and 17 Avenue SW to the south, Beltline is the inner-city district immediately south of downtown — and Calgary's single most densely populated urban core community. Thousands of residents fill its walk-up, mid-rise, and tower buildings, giving Beltline the city's heaviest concentration of high-rise condominiums and apartments. Everything about the community reads as urban: dense, walkable, packed with restaurants, well connected by transit, and home to almost no single-family houses.

Three spots anchor the neighbourhood's identity: 17 Avenue SW, nicknamed the "Red Mile" and known citywide as Calgary's top restaurant, bar, and shopping strip; 4 Street SW, a quieter dining strip that spills into the Mission and Connaught districts; and Lindsay Park / MNP Centre, the community's recreation hub. Thousands of professionals, young couples, and downtown commuters live here precisely because work, dining, and entertainment are all a short walk away.

On schooling, Western Canada High School (CBE, grades 10-12) sits inside the community itself and ranks among Calgary's top public high schools, while Connaught School (CBE, K-9) covers the younger grades. Beltline functions as part of downtown Calgary in practice — office towers, several LRT stations, and the full downtown core are all within walking distance, which is a big reason so many residents get by without a car.

Condominiums dominate Beltline's resale activity: studio and 1-bedroom units start around $250K, 2-bedroom condos run $400K-$700K, premium high-rise suites reach $700K-$1.5M, and penthouses climb to $1.5M-$3M and beyond. Detached houses are practically nonexistent within Beltline's boundaries. Density, walkability, and proximity to downtown together keep this among Calgary's steadiest condo markets. The resident mix tells the story: mostly young professionals, downtown employees, and students attending SAIT and other downtown campuses. Stampede Park runs along the community's eastern boundary and hosts the 10-day Calgary Stampede each July.
