Getting to Know Auburn Bay

Development broke ground in Auburn Bay in 2007, making it southeast Calgary's second lake community after neighbouring Mahogany got underway around the same time. At its centre sits a 43-acre lake with a members-only beach, a dock, and the Auburn House community centre, where residents swim, paddleboard, fish, and skate through every season. Because South Health Campus sits right next door, the community has become a magnet for healthcare professionals and families who want hospital-proximity living.

Just south of the lake, the Seton commercial district — anchored by the Seton YMCA, the Calgary Public Library's Seton Branch, plus a run of restaurants and big-box retail — has turned this pocket of the city into a largely self-contained suburb. Housing here spans the full range, from single-family detached homes and duplexes to townhomes and apartment-style condominiums.

Families in the community have three schools close at hand: Auburn Bay School (CBE, K-4), Prince of Peace Catholic School (CCSD), and All Saints High School (CCSD, 10-12), all within Auburn Bay itself. Public high schoolers from across the SE communities typically attend Centennial High School in nearby Cranston. For commuting, Stoney Trail SE offers quick access to the airport and other quadrants, while Deerfoot Trail is roughly a five-minute drive for anyone heading downtown.

Pricing generally starts around $250K for entry-level condos, climbs to roughly $400K for townhomes, and runs from about $550K up to $900K or more for detached homes with lake views or waterfront frontage. Between hospital access, lake amenities, and Seton retail nearby, Auburn Bay consistently ranks among Calgary's fastest-selling SE communities — worth comparing against Mahogany and Cranston.

The typical buyer profile leans toward families raising school-age kids, healthcare staff working at South Health Campus, and move-up buyers leaving condo living behind. The Auburn House clubhouse runs a full calendar of year-round programming, from beach yoga and summer concerts to skating on the frozen lake in winter. Along 52 Street SE, the Mainstreet Auburn Bay strip keeps everyday errands within a five-minute drive. Because the community is fully built out with no new construction left to come, the resale market stays fairly steady year-round, with activity picking up most between April and July.

Common Questions

Auburn Bay Q&A

Is lake access included for Auburn Bay homeowners?
Yes — the residents' association fee covers year-round lake privileges for every homeowner, granted through the Auburn House clubhouse at the 43-acre lake. That gets you summer swimming, paddleboarding, and beach access, ice skating in winter, and use of the tennis courts, fitness facilities, and community event programming.
What draws so many healthcare workers to Auburn Bay?
South Health Campus — Calgary's largest hospital, opened in 2012 — sits right along Auburn Bay's western edge and employs thousands of staff. That proximity is why so many doctors, nurses, and hospital employees choose to live here: a walkable or bikeable commute, which makes Auburn Bay one of the most healthcare-worker-dense communities in the city.
Which schools serve Auburn Bay?
Catholic students within the community attend Prince of Peace School (CCSD, K-9), while public elementary students go to Bayside School (CBE, K-4). All Saints High School (CCSD) handles Catholic 10-12 right in Auburn Bay, and Joane Cardinal-Schubert High School (CBE) nearby serves public 10-12 for the wider SE growth corridor.
Auburn Bay vs. Mahogany — what's the difference?
Both fall within the South Health Campus catchment as SE lake communities, but Auburn Bay got there first — build-out wrapped up by the mid-2010s, while Mahogany is still adding new homes. That head start shows in pricing, too: comparable lakefront properties in Auburn Bay typically run 5-15% below Mahogany, with a more established streetscape overall. Mahogany's lake is the bigger of the two, but Auburn Bay's clubhouse programming has had more time to mature.
