The first-parcel-out rule

Most Alberta counties allow exactly one residential parcel to be subdivided from a previously unsubdivided quarter section — the classic farmstead separation. If a quarter has already given up its parcel, that card is played forever. Buying raw ag land hoping to carve off a homesite? Confirm the quarter's subdivision history with the county first.

Country Residential vs. Agricultural

Alberta's Country Residential districts typically run 2.25 to 7 acres — the easiest acreages to finance, since the whole parcel counts toward lending value. Agricultural zoning brings the house-plus-ten-acres appraisal rule into play, and your beautiful shop contributes exactly nothing to the mortgage. Budget accordingly.

The gas co-op advantage

Alberta is the one province where rural natural gas is normal, thanks to its co-op network — a quiet monthly saving most other provinces' acreage owners envy while filling their propane tanks.

Foreign ownership

Non-Canadians are capped at two parcels of controlled (rural) land totalling 20 acres under Alberta's foreign ownership regulations. Citizens and permanent residents buy without limits.
