Norfolk County occupies a unique ecological niche in Canada. The warm, sandy soil of the county's interior and the moderating influence of Lake Erie to the south create a Carolinian zone microclimate — the same plant hardiness zone as the Carolinas, the northernmost expression of a forest type that once covered much of eastern North America. Port Dover on the Lake Erie shore carries an outsized reputation for a small town. The Friday the 13th motorcycle rally — which began in 1981 and grew organically into one of the world's largest single-day motorcycle events — brings 100,000+ riders to a community of a few thousand whenever the calendar produces a Friday the 13th. The rest of the year, Port Dover is a Lake Erie fishing town with a historic lighthouse, a waterfront fish-and-chip strip, and the particular Norfolk County pace of life. Long Point, the 40km sand spit that reaches into Lake Erie from Port Rowan, is a UNESCO World Biosphere Reserve and one of the most significant bird migration stopover habitats in North America — the fall hawk watch at Long Point Bird Observatory has been operating since the 1960s.
Simcoe, as the county seat, provides the urban services — Norfolk General Hospital, schools, retail, and the administrative functions of county government. The county's real estate market spans from Simcoe urban properties to Lake Erie waterfront in Port Dover to rural estate properties on the agricultural plain. The combination of Lake Erie access, Carolinian landscape, and prices meaningfully below the GTA has attracted retirees and rural lifestyle buyers who want a yard that actually produces food, a front porch that faces fields, and a Friday night fish fry in Port Dover.
