Lake Chaparral's lake is around 8 acres, with a beach club, year-round access and full residents-only programming. Both are real swimmable lakes; Mahogany's is in a different league for size and amenity scale.
Mahogany opened in 2008 and is still actively building; the resale market is mostly newer-build stock under 15 years old, plus the Westman Village condo precinct. Lake Chaparral opened around 1995 and built through the 2000s - resale is mostly mid-1990s to mid-2000s housing stock with more landscaping maturity than Mahogany's newer streets.

Both share Centennial High School as the top-end CBE high school in this part of the city - a positive for buyers in either community.
Mahogany has Westman Village (full lakeside village concept with restaurants, retail and amenities), Mahogany Village Market and the active beach club programming. Lake Chaparral leans on Shawnessy Centre and the Chaparral retail strip - competent retail but not the lake-side village experience Mahogany delivers.
Both communities are deep-SE with Stoney Trail access. Mahogany sits closer to Stoney's east and 52 Street SE, downtown is 28-32 minutes peak. Lake Chaparral is further south on Macleod and Stoney's south leg - downtown is 30-35 minutes peak. Mahogany has a slight edge for downtown commuters.
Mahogany is a 5-8 minute drive to South Health Campus. Lake Chaparral is 10-15 minutes. Mahogany's Westman Village and Mahogany Village Market deliver groceries and dining within community; Lake Chaparral residents shop at Shawnessy and South Trail Crossing.
Mahogany is integrated with a 74-acre wetland and full pathway system. Lake Chaparral connects to Fish Creek Park's southern boundary and has its own community pathways. Both are walkable communities; Mahogany's wetland is unique in the city.
Mahogany fits buyers wanting the biggest lake, the most amenities, lakeside-village living and who can absorb the price. Lake Chaparral fits value-conscious buyers who want a real lake address without paying Mahogany or Auburn Bay prices, and who do not need the largest lake or the latest amenity build.
Mahogany = biggest lake, biggest amenity push, biggest price. Lake Chaparral = real lake, fewer amenities, much friendlier price. The $150K-$500K savings in Lake Chaparral is the punchline - and for many families it is the right trade.
