The trade-off is real: Auburn Bay = curated lake amenity, Cranston = backdoor to one of North America's largest urban parks.
Build vintage
Auburn Bay opened around 2007 and finished build-out in the mid-2010s. Cranston opened earlier (1998-2000) and the older sections are now 25+ years old, while the newer Riverstone of Cranston phase (mostly post-2015) is essentially equivalent vintage to Auburn Bay. So 'Cranston' is actually two communities — established older Cranston and modern Riverstone — and pricing reflects that split.
