What's different about buying Saskatchewan acreage

The ten-acre rule (and who it actually touches)

The Saskatchewan Farm Security Act caps buyers who are not residents of Canada at 10 acres of farm land, and the province put fresh teeth into enforcement in October 2025. Canadian citizens and permanent residents buy without restriction — so if you're moving within Canada for that big-sky life, the rule is a headline you can safely skim past.

The GST half-hectare question

If the parcel you're eyeing was previously farmed, ask your lawyer about the GST half-hectare rule before you write the offer. Broadly, the home and a half-hectare around it are treated one way for GST while the balance of farmed land can be treated another — a wrinkle that's cheap to check and expensive to discover at closing.

Value math worth saying out loud

Saskatchewan offers the best acreage value in Western Canada, and it isn't close: a complete acreage with a home here costs roughly what a bare, houseless lot runs near Calgary or Vancouver. Buyers arriving from those markets routinely upgrade from "small parcel someday" to "full acreage now" without moving their budget an inch.

Know your RM before you know your realtor

Rural Saskatchewan is organized into numbered rural municipalities — Corman Park No. 344, Edenwold No. 158 and friends — and each RM sets its own tone on development, road maintenance and services. Two acreages twenty minutes apart can live under noticeably different rulebooks, so confirm which RM you're buying into and what it expects of you.
