The Greenbelt keeps it green — and keeps you honest

The prettiest countryside near the GTA is pretty largely because the Greenbelt Plan and the Niagara Escarpment Commission say it has to stay that way. Building a new home, adding a second dwelling or severing a lot inside these overlays takes extra approvals — sometimes many extra approvals. Before you sketch the dream barn on a napkin, confirm exactly which plans apply to the parcel.

Conservation authorities have opinions about your creek

Ontario's conservation authorities regulate development near wetlands, floodplains and watercourses — and rural property has a way of coming with all three. That picturesque low spot in the back field may be a regulated feature, which means permits before shovels. A quick call to the local authority during conditions can save a very awkward conversation later.

Severance is not a given

Dreaming of buying big and carving off a lot for the kids? In Ontario's prime agricultural areas, severance is tightly restricted — provincial policy protects farmland from being nibbled into building lots. If splitting the parcel matters to your plans, verify it's possible with the municipality before you buy, not after.

The hobby farm tax break worth knowing

Under the Farm Property Class Tax Rate Program, eligible farmland is taxed at no more than 25% of the residential rate — the house and one acre stay residential, but qualifying land beyond that gets the discount. For a hobby farm whose fields are genuinely worked, it's a meaningful yearly saving hiding in plain sight.
