The non-resident tax — with a very generous escape hatch

Nova Scotia's Non-Resident Provincial Deed Transfer Tax doubled to 10% of the purchase price on April 1, 2025. That sounds like a wall until you read the fine print: it's waived if the buyer moves to Nova Scotia within six months. Buying a hobby farm as step one of an actual move? The tax likely never applies to you. Buying a someday-place from away? Budget for it, or talk timing with your lawyer.

Where Prairie acreages are measured in tidy 2-to-7-acre country-residential lots, Nova Scotia deals in wooded parcels of 10 to 200 acres as a matter of routine.
