New Brunswick has no non-resident ownership restrictions — no caps, no permits, no special approvals — which makes it a genuine rarity in Canada. Buyers from anywhere can purchase a hobby farm here exactly as a local would. The welcome mat, however, has one line of fine print, covered next.
Property that isn't owner-occupied pays an extra provincial levy that roughly doubles the property taxes on second homes. Move in and make it your principal residence and the levy never applies; keep it as a someday-place and it's a real carrying cost to budget for. Run the numbers both ways before you decide how you'll use the property.
In a province threaded by the Kennebecasis and Saint John rivers, water frontage is the feature that separates a nice country property from the one everybody at the open house remembers. River parcels near Saint John and Fredericton hold their value best — if the budget stretches to frontage, stretch it.
The parcels that sell fastest here are 5 to 15 acres, partly cleared — open ground for the garden and the view, woods for privacy and winter fuel. Fully treed land is cheaper for a reason: clearing costs real money, and the resale market consistently rewards the sellers who already did it.
